In a remarkable feat for the second consecutive year, Denton County communities have taken the lead in North Texas home sales, with Silverado in Aubrey and Windsong Ranch in Prosper emerging as the top performers in 2023. Let's delve into the details of these thriving communities that have left a lasting mark on the Dallas-Fort Worth real estate landscape.

 Silverado in Aubrey:

Topping the charts with an impressive 721 sales in 2023, Silverado, a community developed by D.R. Horton, has solidified its position as a sought-after destination. Situated just 15 miles east of Denton, Silverado offers homes starting at over $300,000, making it an attractive choice for homebuyers seeking both quality and convenience.

Windsong Ranch in Prosper:

With 551 new homes sold in 2023, the decade old Windsong Ranch in Prosper has continued to captivate homebuyers. Developed by Tellus Group and spanning over 2,000 acres, Windsong Ranch is renowned for its 5-acre Crystal Lagoon, a stunning feature that enhances the overall appeal of this vibrant community established in 2014.

Painted Tree in McKinney:

Securing the third spot in Dallas-Fort Worth home sales, Painted Tree in McKinney recorded 448 property purchases in 2023. This 1,100-acre community, orchestrated by McKinney-based developer Oxland Group, is set to include around 2,800 single-family homes and townhomes. Having commenced sales in 2022, Painted Tree is poised for continued growth and success.

The overall landscape of North Texas witnessed a significant surge in new home sales, setting a record in 2023 with over 52,600 houses purchased—an almost 4% increase from the previous year, as reported by Residential Strategies. RCLCO analysts noted a 14% rise in new home purchases in the country's top-selling master-planned communities.

Highlighting the broader real estate dynamics, about 40% of sales in the most popular communities were attributed to developments in Florida, while Texas communities claimed 37% of the share. Notably, the best-selling developments in Texas were concentrated in the Houston area, with the Sunterra community leading the pack with 1,293 new home purchases in 2023.

As Denton County takes the lead in Dallas-Fort Worth home sales, Silverado in Aubrey and Windsong Ranch in Prosper stand out as exemplary communities contributing to the region's thriving real estate market. With new records set and promising developments on the horizon, North Texas continues to be a hotbed for homebuyers seeking exceptional living experiences.
